Buying Process

El proceso de compra de una vivienda en España se divide en dos fases.

 

 

Phase 1

Offer

The buyer shows his interest in purchasing the home by making an offer that may or may not be equal to the sale price.

Housing Documentation

The buyer must know the administrative status of the home in case it affects the purchase decision.

Earnest money contract

Through this private contract, the will to buy and sell on the part of the buyer and the seller is expressed in order to ensure the operation.

Phase 2

Sale and public deed

The purchase and sale of the home is formalized with the signature before a notary; first, the mortgage if there is one, and then, the public deed of the home.

Tax payment

The purchase of the home is taxed with the Property Transfer Tax, which varies by autonomous community (10% of the value of the home in the Valencian Community, except for young people under 35 years of age who will pay 8% if it is the acquisition of their first habitual residence and do not exceed the stipulated income threshold.

Contracts linked to housing

When making the purchase, you must resolve the contracts inherited from the previous owner and which mainly have to do with supplies. The new owner must decide whether to change ownership or terminate existing contracts.
